This study proposes and validates a BIM (Building Information Modeling)-based framework for automating the bill of quantities in industrialized buildings, which are characterized by repetitive and standardized components. Due to their off-site manufacturing and on-site assembly processes, industrialized construction requires seamless information integration and automated quantity takeoff throughout the design-fabrication-construction phases. Using ArchiCAD-based BIM models, this study systematizes object definitions, attributes, and classification structures. It verifies budget consistency by linking automated quantity extraction with unit pricing. The framework’s accuracy and flexibility are demonstrated through comparative analysis of detailed and simplified models. Results show that the framework improves responsiveness to design changes and enhances cost estimation reliability. Moreover, it offers scalability for integration with construction breakdown structures (CBS), government standard pricing systems, and execution budgeting tools. This research provides a core infrastructure that supports the convergence of smart construction and digital manufacturing technologies, contributing to the realization of data-driven, automated workflows in industrialized construction.
